WHAT HAPPENS TO 90% OF FORECLOSURE VICTIMS in Lake & McHenry County, Illinois?

Actually, that is a very good question and it actually has many parts to the answer. It is more like a chain of events that happens to the Homeowner. I will start out with the Stage 1 "Denial & Isolation" first.

"Homes lost to Foreclosure in McHenry, Cook & Lake County!"

You would not believe how many people I have contacted over the years in Lake County & Mchenry County that are facing the horrible "F" word "foreclosure" and the troubled Homeowners are in denial and isolation about their unfortunate matter. They don't tell their friends, family, or co-workers what they are going through. They deny that they are in foreclosure when confronted and most of the time believe that some magical something is going to happen and save them from this horrible monster. The Homeowner tells me that they have the foreclosure sign matter under control and they need no help. I continue to contact them and they still tell me they have it under control even though the public records in Lake County & McHenry County show the "Homeowners" consistantly in financial trouble.

Stage 2 = Anger!

In stage 2 is the Anger. Anger is creeping in but it is totally understandable of why you are angry you are losing your home - who wouldn't be angry?

You yell at the postal worker"Why are you bringing me all of this junk mail and bills?" Of course it really isn't the postal workers fault - they are just doing their job delivering the mail just like they always have. Anyone that tries to help or offer advise gets anger and may even be yelled at by you. They are only trying to help and they are not the ones that caused this to happen to you.

If I came to your door offering you a solution maybe you would slam the door in my face or send your dogs out to eat me. (Remember if you do find our services useful we only service the areas of Lake County & McHenry County and also Cook County in certain circumstances.)

 

DO NOT BE THE HOME OWNER THAT THROWS THE KEYS IN AN ENVELOPE!

It is totally understood that you are pissed off and just want this whole nightmare to go away. But do not put your keys in an envelope and mail them to the bank. They will just be lost in a pile somewhere, and if the bank does get them they do not know what they go to. Very bad idea! The bank is still not going to be your friend, and they will still come after you for the debt in which is going to be more now because you moved out and let of the pipes freeze and vandals tear the house up. Now the bank has to sell it for less and comes after you for the deficiency.

Stage 3 = Bargaining.

In the bargaining stage you may try to contact your bank to work out something with them. They usually are not willing to do what you ask them to do for you. They only want their money and could care less what happens to you. They ask you to do a Deed-in-Lieu of Foreclosure, which only benefits them and not you. It will destroy your credit and they will come after you for the money you owe them - you can bet on that. They may ask that you do a loan modification and this usually does not work out either. In most cases the homeowner is in the mess because they can't afford the property because they lost their job or whatever the case was.

You may contact a local realtor in Lake, McHenry, or Cook County and tell him or her that you would like to list your house at full price and sell it for what you paid for it maybe a little more. They look at you like you're crazy and maybe even tell you that your price is out of line. They may tell you that they will call you back and then never do so because they know your house will never sell for the price you are asking.

Stage 4 = Depression.

Depression. You don't know how you are going to tell family, neighbors, and freinds that you are losing your home. You do nothing, maybe just lay in bed and watch a movie trying to take the whole load off your mind. Basically do anything that will take your mind off the whole ordeal.

Stage 5 = Acceptance.

This stage is the final one - you're right at the end of the water fall and if someone tosses you a rope you might take it or you may not. Some have put up such a big fight to try to save themselves that they just have nothing more to give and they simply call it quits. You have accepted what is going to happen and you are just ready to do whatever it takes for it to just be done and over.
