A good way to spot a scam is when they ask for money or your deed to correct your problems. Do not give anyone money! Do not sign the Deed to your house over to someone! I've came across some homeowners that gave 2-3 thousand dollars to a company that promised to get get them out of their financial disaster to later find out that they did nothing for them and would no longer return their calls. In the agreement they showed me actually said that the company would only tell them how to get out of the mess they were in. It was the homeowners job to do the rest. Unfortunately the homeowner trusted the individual and did not read the contract. My point being is to be careful in who you chose to help you. Just to make it clear - we don’t ask for any money from you or a deed. There is no charge for our services to you. Your lender pays our fees and there is absolutely no charge to you ever. If we are not successful we don't get paid plain and simple.

Let me tell you something my friends - Houses are selling, even in this market. There are many families and investors right now looking to buy houses. Why? Because you can find extremely good deals on properties in this recessed market and there will always be someone in search of “The American Dream”. The news doesn't tell you that houses are selling (just not at inflated prices). The news does tell you, if you listen, that it is a good time to buy (a buyer’s market). So with this said there is a way out of this for you and there is hope. If you are still with me then you do still have a glimmer of hope. Here is how I will and can help you out of your situation. You have to follow these steps and fit the criteria in the following:

  • You must own a property in Lake County or McHenry County in Illinois.

  • You must go to my web site and fill out my seller form at www.sell2save.net or I can meet with you and we fill the form out together.

  • You must be behind on mortgage payments or on your way to missing your first one.

  • You must be willing to sell your house.

  • You must be willing to list your property with our designated broker. (If the property is sold as a short sale you will not have to pay the commission - this cost is rolled into the short sale and the bank pays these costs for you.)

    Upon your completion of my seller's form I will contact you promptly to set up an appointment to meet with you to explain your options.        

     

    Here is my basic plan of how I will help you out of this stressful situation that you are in. It will go as follows:

    1. I will submit a fair offer to you for your house (based off of a CMA that I run on your neighborhood). When you accept my offer we move to step


    2. This offer is usually less than you owe and most people that are in foreclosure these days are upside down on their mortgages, so you are far from being alone).

    3. We do a short sale with your lender so we can free up equity in your house so it can be purchased by me at fair market value. (We will ask the lender to release you from the underlying debt and this will reflect on your credit file as a “satisfied debt” and not a completed foreclosure which is way better than a bankruptcy, deed in lieu of foreclosure, or a completed foreclosure.)

    4. The bank accepts my offer and we close the deal. You walk away from the property “mortgage debt free” and can now move on with your life. You will not pay any of the closing cost, tax pro-rations or any other fees or costly repairs to the property.

    5. What if the bank does not accept my offer? Then what? This happens from time to time and we do have a backup plan. For example: You owe $150,000 on your house. We do a short sale with the lender and they say they will only short sale it to $130,000. However, my offer was $110,000. While houses are not selling for $150,000 like you owed originally, houses are selling in your neighborhood with your same setup for $130,000, making your house appealing to buyers looking to purchase in your area.  At the same time we were doing the short sale the property was listed with our designated Real Estate Broker who we now direct to drop the sales price to $130,000 (approximately) and a realtor will bring a buyer in to close the deal and you walk away from the property mortgage debt free
